Exterior trim painting in Atlanta covers fascia, soffits, window and door casings, sills, corner boards and shutters: failing paint is scraped and sanded, soft wood is replaced, joints are caulked, bare spots are primed and two coats of exterior enamel are brushed on. Because trim takes the most sun and water, it usually needs repainting well before the siding does.

Why trim wears out first
Trim sits where water collects and sun hits hardest: under gutters, on window sills, on the edges of the roof. Its joints move with every season, caulk cracks, and water gets behind the paint. That is why a house with solid siding can still show peeling fascia, chalky shutters and cracked sills.
A trim-only repaint focuses the work where the failure is. It is also the right time to fix the small carpentry problems before they spread, because a sill or fascia board caught early is a short repair, not a replacement.

What a trim quote includes
- Probe of every trim run
- Siding and window protection
- Scraping and feather sanding
- Soft wood replaced or filled
- Joints caulked
- Bare wood primed
- Two coats of exterior enamel
- Shutters painted and rehung
- Walk-around with you
What changes the cost of a trim repaint
Trim is priced by linear footage, detail and how much repair it needs.
- Linear feet of trim. Fascia, soffit, casings and corner boards in scope.
- Height. Second-story fascia and gables need taller ladders or lifts.
- Shutters. Number of shutters and whether they come down to paint.
- Condition. Heavy peeling needs more scraping and priming.
- Wood repair. Soft sills, fascia and casings replaced or epoxy-filled.
- Window detail. Divided-light windows and storm frames add brush time.
- Color change. Going darker or lighter can need an extra coat.
Fascia and soffit painting
Fascia boards sit behind the gutters and take overflow water; soffits sit underneath and trap humidity. Both peel when moisture works behind the paint. We probe the fascia for soft spots, scrape and sand loose paint, prime bare wood, and caulk the joints between boards and at the soffit edge. Vented soffits are painted without clogging the vents. Gutters are left in place where possible, or pulled and reinstalled where the fascia behind needs repair. Two coats of exterior enamel finish the job.

Shutter painting
Shutters take direct sun and fade faster than anything else on the front of the house. Vinyl shutters are cleaned and painted with a vinyl-safe exterior paint in a color no darker than the maker allows, since dark colors can warp them in heat. Wood shutters are taken down when practical, scraped, sanded, primed and painted flat on sawhorses, then rehung. Changing shutter color is one of the quickest ways to update a house front, and we put sample boards up so you can see the color against the siding first.

Window trim and sills
Window casings and sills are the most detailed trim on the outside of a house. Sills collect water on their top surface, so the old paint is scraped back to a sound edge, small splits are filled with epoxy, and bare wood is primed before paint. Joints between casing, sill and siding are caulked with a paintable sealant. Divided-light windows and storm frames are brushed by hand. Where a sill is soft through its depth, it is rebuilt or replaced before painting.
What we see on Atlanta homes
Trim load varies a lot by house style here. The Tudors in Morningside and Virginia-Highland, built from about 1930 to 1945, have steep rooflines and many-paned windows, so there is far more trim per wall than on a newer house. Out east, older neighborhoods in Monroe still carry painted wood trim, and Walton County sees regular hail and straight-line wind in spring and summer that chips paint on fascia and shutters. We check trim after storm season on those homes before quoting.
