What exterior house painting costs in Atlanta, and what moves the number

Most Atlanta exterior quotes land in a wide range. The spread comes from prep, height and carpentry, not the paint itself. Here is how the number is built.

Quick answer

Exterior house painting in Atlanta averages $1.55 to $4.25 per square foot of wall in published figures, with most homes landing between $2,104 and $4,689 and larger homes higher. A typical 2,000 to 2,500 square foot home with full prep and two coats is often quoted between $5,500 and $9,500. Rot repair and stripping are added separately.

The published Atlanta ranges

Two kinds of figures show up when you search. Per-square-foot numbers describe the paintable wall area, not the floor plan: Angi's Atlanta data puts exterior painting at $1.55 to $4.25 per square foot, with an average project around $3,373 and most homeowners paying between $2,104 and $4,689. Oversized homes run up to about $7,500 in that data.

Whole-house guides that assume full prep give higher totals. One 2026 Atlanta guide puts a typical 2,000 to 2,500 square foot home at $5,500 to $9,500 including washing, scraping, caulking, primer and a two-coat system. The difference between the two is mostly what the job includes, which is why comparing quotes line by line matters more than comparing totals.

What actually moves the price

Labor is most of an exterior bill. Paint itself matters less than people expect: premium lines from the major makers run roughly $45 to $90 per gallon, and even a large house uses a limited number of gallons. Painter time is billed in the range of $25 to $110 per hour per painter in published figures, and day rates for exterior painters in Atlanta are reported around $400 to $575.

So the drivers are the ones that add hours:

  • Wall area and the number of colors on the body, trim and accents.
  • Height: second-story walls, gables over walkout basements and steep lots need longer ladders or lifts.
  • Condition: heavy peeling needs full scraping, feathering and priming before any finish coat.
  • Detail: shutters, porch rails, lattice and divided-light windows are brush work.
  • Siding type: wood needs the most prep, hardboard needs repair, fiber cement needs the least.

Costs that sit outside the paint line

Two items are often quoted separately, and they explain many of the big gaps between bids. Paint stripping, needed when old paint is failing across whole walls, is published at $0.50 to $2.15 per square foot. Carpentry to replace rotted siding and trim on a house that has not been kept up is published at roughly $2,000 to $5,000 or more.

A quote that skips those lines is not cheaper; it is painting over problems that come back within a year. On our own quotes, rot repair is always its own line so you can see what the carpentry costs and what the paint costs.

Why Atlanta houses cost what they cost

The local housing stock pushes prep up in two directions. Intown, many houses are Victorian cottages and Craftsman bungalows with wood siding under decades of paint, and scraping on homes built before 1978 has to follow lead-safe work practices. In the suburbs, the 1990s and 2000s subdivisions were built with hardboard siding that swells and crumbles once water gets behind it, which means replacing panels before painting.

Climate adds its own cost. Pollen, mildew and red clay mean a proper wash and two dry days before primer, and the reliable painting windows are spring and fall. Jobs squeezed into wet months take more weather days.

A worked example

Wall area is not the same as floor area. A two-story house with about 1,800 square feet of paintable exterior wall, at the published $1.55 to $4.25 per square foot, works out to roughly $2,790 to $7,650 before any carpentry. Where a house lands in that range depends on the drivers above: a sound fiber cement house with simple trim sits near the bottom, while a peeling wood house with shutters, porch rails and a walkout basement sits near the top.

Add stripping if whole walls are failing, add carpentry for soft trim and panels, and you have a realistic budget before the first quote arrives.

How to compare two quotes

Put the quotes side by side and look for the same lines in each: washing, scraping, carpentry, caulking, primer, product names, number of coats and which surfaces are included. If one quote lists two coats and another does not say, ask. If one includes rot repair and the other does not mention it, the second one is incomplete, not cheaper.

Ask how the siding will be applied. Spraying alone leaves a thin film; spraying and back-brushing works paint into the laps and grain. And ask when the job is scheduled, because a bargain price in July can cost you a peeling repaint two years later. For more, see how to choose a painting contractor.

How long a repaint lasts, and what that means for cost

Atlanta exteriors are typically repainted every six to eight years in published figures. A job that is prepped and timed well sits at the long end of that range; a rushed one can fail in two or three summers. Spread over its life, the better-prepared job usually costs less per year even when its first number is higher.

Between repaints, an annual house wash keeps mildew and pollen from breaking down the paint, and fixing peeling trim early stops water getting behind it.
